Service Package Overview This monthly subscription package is designed to provide comprehensive management and maintenance services for your building. It includes shared staff for various roles, along with additional services like plumbing support, lift services and generator services. The services are tailored to meet different operational hours based on your needs. Inclusions: 01 Building Manager • Oversee building operations, liaise with tenants, and handle basic administrative duties. • Ensure smooth coordination between different service teams. • Handle minor maintenance tasks and coordinate the scheduling of repair services. 01 Cleaner (Shared) • Regular cleaning and upkeep of common areas, including hallways, lobbies, and outdoor spaces. • Waste management and removal from designated areas. • Sweeping, mopping, dusting, and maintaining hygiene across the building. 01 Gardener (Shared) • Routine landscaping and maintenance of outdoor garden areas. • Pruning, weeding, lawn mowing, and plant care to maintain aesthetic appeal. • Seasonal garden maintenance (e.g., flower planting, soil care). Additions if selected 1. Plumber (Shared) Plumbing Services: The plumber will inspect the building’s plumbing system, including pipes, toilets, sinks, and other fixtures, twice a month. After each inspection, a detailed quotation will be provided for any necessary repairs or maintenance. Work will only proceed once the quotation is approved by the customer. • Leak detection and emergency plumbing assistance when necessary. • Note: Shared service across multiple buildings may require scheduling. Exclusions: • Additional Staff Services: Extra cleaners, gardeners, or managers beyond the shared staff mentioned. • Major Repairs or Installations: Structural changes, HVAC installation, and extensive renovations. • Consumables: Cleaning materials (detergents, cloths, etc.), gardening supplies (plants, soil, etc.), and other non-durable goods. • Emergency Services: Immediate response services for critical situations outside of standard hours. Service Time (Monthly Package Pricing) The monthly package is designed to cater to different operational needs based on your building’s size and requirements. Service Time: • Manager: 8 hours per day, 6 days a week (Saturday - Thursday). • Cleaner: 4 hours per day, 6 days a week (Saturday - Thursday). • Gardener: 4 hours per day, 3 days a week (Monday, Wednesday, Friday). Includes: • Dedicated management by the building manager for 8 hours daily. • Weekly cleaning services by the cleaner for 4 hours each day (6 days a week). • Gardening services for 3 days a week, 4 hours each day. Exclusions: Shared plumber services, lift and generator will be available separately if needed. Tools Used: Plumbing Tools • Basic plumbing equipment like pipe wrenches, plungers, and leak detectors for minor plumbing issues. • The plumber will bring necessary tools to handle small to medium repairs. Gardening Tools • Lawn mowers, hedge trimmers, weeding tools, and pruning shears for maintaining outdoor areas. • Tools are shared across buildings to ensure efficient use. Cleaning Supplies • Standard cleaning tools like mops, vacuums, brooms, and cleaning agents. • Supplies are provided and shared across buildings to minimize costs.
